Mobility Home Liability Insurance

A mobile, manufactured or prefab home is just that – a home. It is where you rest your head at night and relax with your family. Though it is made differently than other permanent residential structures, it is still home to you, and it is an asset worth protecting.

Mobile homes tend to depreciate in value over time, so you will need a different type of insurance coverage than a more traditional homeowners policy.

If you are living in a mobile home or are looking to buy one, contact a local independent agent in our network. Your agent can guide you through the special considerations of mobile home liability insurance and help you compare options from multiple insurance companies.

Examples of Liability

  • You cause harm to another person through negligence
  • You cause damage to another person’s property
  • You say something considered to be “slander” or defamation of character

What Is Liability Insurance?

Liability insurance covers your responsibility for property damage or bodily injury that you cause. It also covers your legal fees if you must defend yourself in court.

Depending on the size of the claim, the extent of injury or damage to another person or their property, and the complexity of a given case, these costs can quickly deteriorate your savings and other assets.

Liability insurance provides the protection you need in the event of such claims, up to the limit of your policy, after you pay the deductible.

What Mobile or Manufactured Home Liability Insurance Covers

As with a traditional homeowners insurance policy, your manufactured home policy will likely include a certain amount of liability coverage. The liability portion has set limits that will help pay for repairs or replacement of property belonging to another person that you have damaged.

It can also pay for funeral costs, hospital stays, and lost wages when you cause bodily injury to a third party - again, up to the set limits on your policy, and after your deductible has been paid.

Dog bites are one of the most common liability claims on manufactured home insurance policies. Another example of an incident that can result in a liability claim would be if you had a diseased tree in your yard that you failed to cut down and it fell on your neighbor’s house.

Swimming pools, trampolines and other “attractive nuisances” are also common hazards that can lead to injuries for which you, as a mobile home owner, can be held responsible.

Do You Need Mobile Home Liability Insurance?

Liability insurance is a safety net that you will hopefully never need. Many homeowners make sure they get adequate liability coverage in place “just in case.”  Make sure that your home, savings and investments are well protected in the event of a fluke accident.

Considering the financial risks, the cost of adequate mobile home liability insurance is an excellent investment. If you have other assets in addition to your home, such as a retirement account or a second home, your liability insurance can protect those assets as well.

Umbrella Policies for Mobile Home Insurance

If you are concerned about how much liability coverage is built into your manufactured home policy, an umbrella policy can provide additional peace of mind. An umbrella policy provides an extra layer of protection for your finances and assets in the face of liability claims.

If a major injury were to happen that results in legal fees, large medical bills or even funeral costs, you will likely find that your mobile home liability policy doesn’t provide enough coverage.

Your liability coverage will have a certain limit that it will pay out in case of a claim. For example, a policy set up to cover a $100,000 home may provide up to $300,000 in liability coverage.

However, if a person is critically injured and the resulting medical bills totaled $500,000, you could end up paying the difference out of pocket.

An umbrella policy reduces your financial risk in the event of a large claim. Once the coverage on the mobile home liability insurance policy is exhausted, the umbrella policy would kick in and pay the remaining amount, up to the limits of that policy.

Umbrella insurance policies typically have limits in the millions of dollars, starting at $1 million.
